About the road

Hartley Kent: Caxton Close - Entrance to road from Woodland Avenue
Caxton Close - Entrance to road from Woodland Avenue (picture taken 2020)

With 131 houses, Caxton Close is the largest of all the roads in the Wellfield Estate.  Indeed it is only exceeded by the 2 mile long roads Ash Road and Church Road.

Work started on Caxton Close began in 1976, the year of the 500th anniversary of William Caxton setting up the first printing press at Westminster, which is why the parish council gave the road its name.  Most of the road was complete by 1980, however there have been two more recent additions.  Numbers 2-16 (even) were built on a former allotment site in 2004, and 72A-C were built on a piece of open ground in 2006.

The road was built by Sevenoaks District Council as council housing.  Many have been sold off under the government's Right to Buy scheme, but some of these have been reaquired for the social housing sector.  As of January 2020, 64 properties are owned by the successor to Sevenoaks Council, the West Kent Housing Association.  A further 4 are owned by another housing association, the Dartford based Moat Homes Limited.  Moat Homes also owns the freehold of two properties that they have sold on a Shared Ownerhip basis.  This leaves 58 houses that are owner occupied or in the private rented sector.

Information about the houses
Explanation:
Date of Construction is sometimes approximate.
(1)  Details of the type of house and the plot history.  Plot   histories  include the ancient farms and fields with the earliest known   date,  also the   name of the smallholding sold by Smallowners Limited at  the beginning of the 20th century.
(2) Planning Permissions  include the reference number, so more details can be seen at Sevenoaks  Council.    My records are not complete.
(3) Before Council Tax the  tax on residential property was  called the rates.  The registers for  1956, 1963 and 1972 are   held at Sevenoaks Council.  The rateable  value given is the gross  estimated rental value of the property, that  is how much   the Valuation Office thought people would pay to rent  it, the rates  were actually calculated on a lower value after certain    statutory allowances were made.  For some reason the 1956 register   contains the rateable value for the properties as it would   have  been in 1939.
(4) Council tax is based on what the Valuation  Office thought the   property would have sold for in 1993.  It is  divided into 8 value bands.
